Project sales, from the first enquiry to the Land Department
Selling a development is a sequence, not a list of leads: enquiry, viewing, reservation, contract, transfer. DevProp runs that sequence — the same one that carries 38,591 listings in production since 2024.
A sales team, with its splits
Assign several agents to the same unit and track the split: lead agent, co-agent, referrer. The commission is computed where the deal lives, not in a separate spreadsheet.
Contracts signed remotely
Reservation and sale agreements signed with e-signatures compliant with the Thai ETA B.E. 2544 — the buyer does not have to be in the sales gallery to sign.
The 49% quota, tracked
A condominium building has a foreign-ownership ceiling. The tracker sits on the listing record, so a foreign buyer is checked against it before anyone gets attached to a unit — not after.
Buyers arrive on LINE
LINE Official, WhatsApp, Facebook and email land in one timeline, attached to the unit the enquiry was about. In Thailand the first message almost never arrives by email.
What this is not: DevProp is not a construction ERP, not an accounting package, and not a floor-plan inventory grid. It runs the commercial side of a project — the pipeline, the people, the documents. If you need cost control or site management, you need a second tool, and we will say so rather than pretend.
