What iConnect actually is
iConnect — also marketed as Property iConnect — is made by GryphTech (PropTech Solutions Inc), a Canadian company that has served as RE/MAX's technology provider for over 20 years and powers RE/MAX Global across 110+ countries with roughly a million listings. In Thailand it reaches agencies through RE/MAX Thailand, typically as part of the franchise package. It sits at the centre of a product family — iConnect (the CRM/hub), iBroker, iFranchise and the iList listings app — and is multilingual and multi-currency, supporting 40+ languages with a mobile app.
That is a legitimate, battle-tested product with a clear audience: RE/MAX franchise offices that want to plug into a global brand, a shared listing database, and cross-border referral flow. Its standout feature is "Perfect CoBroking" — automatically matching a client's requirements to listings held anywhere in the RE/MAX network. For a franchisee, that network effect is the whole point. What we could not find any public evidence of, anywhere in iConnect's public materials, is Thailand-specific capability — and in Thai real estate, the Thailand-specific capabilities are the whole game. (To be precise: absence of published evidence is not proof of absence — iConnect may support some of these via unpublished configuration.)
One thing worth clearing up: RE/MAX in the US and Canada historically ran a different CRM (Booj), so don't conflate the two — this comparison is specifically about the iConnect platform that RE/MAX Thailand markets.

Where iConnect genuinely wins
We won't pretend otherwise: if you are — or plan to become — a RE/MAX franchisee, iConnect is a strong, mature choice, and DevProp doesn't try to match it. The RE/MAX brand, the global listing database, and Perfect CoBroking across 110+ countries are a real, hard-to-replicate advantage: a Phuket agency selling to overseas RE/MAX clients gets network-wide referral flow that an independent tool simply can't offer. Twenty-plus years of platform maturity and multi-currency, multilingual support are not nothing.
Where that breaks down for an independent Thai agency
The problem is that most independent Thai agency revenue doesn't come from a global franchise network. It comes from a LINE message at 9pm, a DDproperty enquiry, a walk-in who found you on Livinginsider. If the tool that runs your business shows no public evidence it can capture the LINE lead, can't confirm a named push to the Thai portal, and can't produce a contract your client can sign on their phone under the Thai ETA, then the global reach is reach into a network you may not be part of.
